You can find all available properties advertised here on our website in the properties to let section and related property websites. We provide accompanied viewings at times to suit you including evenings and weekends.

Having selected a suitable property you will be required to complete an application and provide proof of I.D. and affordability giving permission for the relevant employment/ landlord checks to be requested and credit checks performed.

A holding payment equivalent to one week's rent is due on submission of application. This payment will become part of the deposit on commencement of tenancy.

A successful application will lead to formal offer of tenancy and a date arranged for key handover.

In every case we endeavour to make your tenancy problem free and never forget that during this commercial agreement the property that you have chosen to rent will be your home.

Tenant Fees

For assured shorthold tenancies commencing after 1st June 2019

Holding Deposit: Equivalent to one week's rent payable on application submission to reserve a property. N.B. This will be withheld if any applicant withdraws from the tenancy, fail a Right-to-Rent check, provide false or misleading information or fail to sign the tenancy agreement within 15 days or within any previously agreed written deadline.

Security Deposit: up to a maximum of five weeks rent to cover damages or defaults on the part of the tenant during the tenancy.

Security Deposit: up to a maximum of six weeks rent for tenancies with rent of £50,000 or above per annum to cover damages or defaults on the part of the tenant during the tenancy.

Amendment to Contract: By tenant request £50.00. To cover relevant associated costs in administration.

Change of Sharer: By tenant request £50.00. To cover relevant associated costs in new tenant referencing and preparation of new legal documents.

Lost Key(s) or other security devices: Tenants are liable for the actual cost of replacing any lost key(s) or other security devices. If the loss results in locks needing to be changed the costs of a locksmith, new lock and replacement keys for the tenant, landlord, and agent will be charged to the tenant. If extra costs are incurred there will be a charge of £10.00 per hour for the time taken in replacing lost key(s) or other security devices.

Payments to service providers: in respect of utilities, communication services, TV licence and council tax.

Unpaid Rent: Interest at 3% above the Bank of England Base Rate from the rent due date until paid in order to pursue non-payment of rent. This will not be levied until the rent is more than 14 days in arrears.

Early Termination: By tenant request for early release of contract. The tenant is liable for landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start of the replacement tenancy up to the total amount of rent outstanding on the fixed tenancy agreement.

Commissions & Fees: We may also receive commissions from insurance companies, referencing companies, utility providers and others.
